Lammermuir Cottage, an attractive but unremarkable house on the outside, sits in a secluded side street in the charming Borders town of Duns. Once you open the door, however, you will be most pleasantly surprised.

The cottage is light and roomy. The well-equipped kitchen-diner is spacious and the attractive sitting room opens out into a sheltered conservatory with patio doors leading to a terrace. The rather steep stairs lead up to two doubles and one twin bedroom, the master bedroom having an en-suite shower. From the kitchen there is access to the garage where you will find a deep freeze and washing machine.

And there is more. At the back of the cottage, steps lead up from the terrace to a delightfully private west-facing ornamental garden, the ideal place to enjoy an evening drink or a quiet relaxing read in the sun.

Duns is a pretty market town. A short stroll will take you to the town square where there are hotels, eating places and some interesting shops. Duns is also the home town of Jim Clark, the world champion racing driver and The Jim Clark Room with its memorabilia is just round the corner from the cottage. Duns is within easy reach of the fast A1 main road giving you access to Coldingham (13m) and its beautiful beach, the historic town of Berwick on Tweed (15m), the Northumbrian coast and Holy Island of Lindisfarne.

Walkers will be pleased to hear that the Southern Upland Way can be joined at Longformacus, 7 miles to the north east. Slightly further north east on the Forth estuary there are magnificent golf courses, including prestigious Muirfield. The city of Edinburgh is only a little more than an hour's drive away or you can drive into Berwick and take the train north following the scenic coastal route.

n the immediate area, there is fishing, quad bike riding at the owner's centre near Abbey St Bathans, riding near Coldstream and plenty of stately homes, such as Paxton House and Manderston, with its silver staircase, to visit. Right on the doorstep you can enjoy walks in the grounds and round the lake at Duns Castle.

Gas central heating, electricity and bed linen are all included in the rental and towels may be hired. Sorry, pets are not accepted and smoking is not permitted in the cottage.
