The Keeper's House has a wonderful position in the high hill country between Dunkeld (7 miles) and Blairgowrie (11 miles), and was formerly the home of the Gamekeeper who tended the wildlife on this large private estate which is only about one hour's drive north of Edinburgh yet really 'away from it all'.

3 miles of private road (a few potholes sometimes appear after a winter's frost) guides your car right to the door, and, once there, you may not want to wander far although, with the A9 and A93 easily accesssible, there are great temptations to visit The Angus Glens and Royal Deeside, Central Perthshire and the Loch Ness/Inverness areas. Recent alterations have resulted in surprisingly spacious bedrooms and plenty of room to move around in - while the front and back grass gardens (furniture) offer plenty of space to relax outside. The Keeper's House has the added advantage of a separate 'quiet room' or 'play room' (with furniture) at its side.

Heating is by oil-CH (included), open-fire and electricity. Bed-linen and towels are included. Pets are welcome but sorry NO CATS. A refundable householder's deposit will be required. Please note that smoking is not permitted within the cottage.

Downstairs:

• Small front porch with bench-seats looking onto front garden.
• Sitting/Dining room with open-fire (range-type) and TV.
• Kitchen with electric-cooker, microwave, fridge-freezer, etc., and a washer/drier under the stairs.
• Double-bed room.
• Bathroom with bath, shower, WC and basin.
• 2nd WC and basin.

Upstairs:

• Twin-bed room.
• Twin-bed room.
