Duncanhaugh Mill has a wonderful position just outside the village of Town Yetholm (pub, shops), a couple of miles from the English Border and 8 miles south of Kelso in the Scottish Borders. It stands high, looking across the field, where tenants are welcome to walk, to the river (bathing possibilities) and the hills behind.

To take full advantage of its dominating situation, it has decking areas to front and side, and a pond below, where the mill wheel once turned, and which is now full of wildlife.

And if you think the exterior looks good, just wait till you get inside! Duncanhaugh Mill certainly does have the Wow! factor, and in spades. Carefully and spectacularly renovated by its new owners, and beautifully appointed, it is on three levels. The living area is open plan on a grand scale, with lots of window space so you miss nothing of the outlook even when you're indoors. A spiral staircase leads up from it to three bedrooms (one en suite) and an additional bathroom, while, in another corner, stairs lead down this time to a further double bedroom, which opens on to its very own decking area overlooking the pond. There is a large games room with table tennis and full size snooker table.

There must be few places where walkers have it so good. Kirk Yetholm, a mile or so away, stands at the northern end of the Pennine Way, while St Cuthbert's Way, from Melrose to Lindisfarne, is routed over the hill in front of the cottage. You are also on the edge of the Northumberland National Park. There is riding just over the Border at Cornhill on Tweed and you are within easy reach of the pretty Border towns of Kelso (swimming pool, ice rink, racecourse, Floors Castle) and Jedburgh, (15m) with its ruined abbey, haunted jail and Mary Queen of Scots' house. In the other direction, historic Berwick on Tweed (20m), Lindisfarne (26m) and the fabulous beaches of the Northumberland Coast are just as accessible.

Fishing can be arranged locally and the nearest golf courses are at Kelso, Jedburgh and Coldstream.

Heating by oil fired central heating, bed linen and towels are all included!included in the rental. Well-behaved pets are welcome by arrangement, but owners should be aware that stock is sometimes kept in the field in front of the house. Smoking is not permitted within the house.
