This sweet little roses-round-the door, traditional terraced cottage stands in a peaceful location on the edge of the village of Kirkmichael between Blairgowrie and Pitlochry in the valley of Strathardle in north Perthshire. It is within easy strolling distance, over a picturesque hump-backed bridge, of the award-winning village shop and no less than three good eating places.

It has a charming, sunny enclosed garden with patio and furniture just across the little farm lane on which it stands, and secure storage too for bikes or sporting equipment. Inside, it is the epitome of cosiness. Downstairs there is a snug living area with wood burner to supplement the electric heating, and a very well-equipped kitchen. Upstairs, there is a double bedroom and bathroom, just ideal for two, though the bedroom has an additional single bed which would make it into an equally comfortable family room. The owners have tried to think of everything to make a stay there as enjoyable as possible, and there is a huge selection of books, videos, DVDs and games to choose from.

But you don't come to this lovely part of the world to sit indoors, and there is much to do and see in t he surrounding area. The house is on the Cateran Trail, which offers excellent walking in the surrounding hills, while Ben Vrackie is just up the road towards Pitlochry.

Pitlochry (13m) itself is a thriving tourist centre, with its fish ladder and Theatre in the Hills. It is also the gateway to Lochs Tummel and Rannoch and some of the most beautiful countryside in the country. Water sports, riding, cycling and fishing are all available locally and Blairgowrie (12m) has a leisure centre, as well as the prestigious Rosemount golf course, only one of several good courses in the area.

There is a road from Kirkmichael over the hill to Glenshee with its excellent ski slopes in season and on to Braemar on Royal Deeside which can be reached in under an hour. To the south, Perth, Fife and Edinburgh are all readily accessible and may be visited in a day. To the south east, there is Glamis Castle, the birthplace of the late Queen Mother and the coast at Carnoustie and the lovely sands at Lunan Bay.

Bed linen, towels and electricity are all included!included in the rental. Up to two well behaved pets are welcome by arrangement. Smoking is not permitted in the cottage.
