When you arrive at Ballinreoch in its elevated position looking down on the Tay valley, 8 miles from Pitlochry in Highland Perthshire, you may well have difficulty in believing your luck.

To reach the house you have to negotiate about half a mile of rough track driving slowly and carefully (not suitable for low slung vehicles). Once there, however, your reward is one of the most stupendous views in central Scotland over the Tay valley to the distant hills. There is no shortage of parking and the house itself stands within its own grass garden (furniture) where you can sit and relax, drinking in the splendid view as if you were in the front row at the theatre.

We are all familiar with makeovers these days but the one at Ballinreoch is quite magnificent. Huge picture windows front the spacious main sitting room which also boasts an open fire. The room forms an L shape into the dining area and on through to the excellent new kitchen. There is a second sitting room complete with TV and stove, and the downstairs accommodation is completed by a utility room and cloakroom.

Stairs lead up from the main sitting room to the first floor where there are four bedrooms, a bathroom and a separate shower room. (One of the bedrooms is better adapted for children). The smoked oak flooring is a feature which typifies the very high standard of finishing and furbishing in the house. All the heating is electrical, underfloor downstairs, radiators upstairs.

This area is perfect for lovers of outdoor pursuits. As well as walking, climbing and fishing you can try white water kayaking at the bottom of the drive at Grandtully. In Aberfeldy you will find a leisure centre, golf course and all facilities while Pitlochry has its famous Festival Theatre and equally famous fish ladder. The A9 is only 10 minutes away from the road end so you can reach the Cairngorms, Grampians or Inverness itself in little more than an hour.

The first £20 of electricity and bed linen are included!included and towels may be hired. Sorry, pets are not accepted and smoking is not permitted in the cottage. Water is from a private supply (UV filtered). A refundable householder's deposit will be required.
